Cyril Amarchand Mangaldas (“CAM”) acted as legal counsel to Urban Realtech Private Limited (group company of BPTP Limited) in connection with the proposed joint development of 11-acre land parcel situated at Sector 39, Faridabad, Haryana with the landowner, Emerald Infrahome LLP, for the development of a group housing project.
The mandate involved undertaking comprehensive legal due diligence and title verification of the land, including examination of the title chain, partition and demarcation aspects, existing mortgages, encumbrances and other title-related issues. The Firm also advised on regulatory and development-related compliances, including change of land use and licensing requirements applicable to the project, and assessed the legal and regulatory implications arising from the proximity of the land to the Aravalli forest region, including the applicability and impact of notifications issued under the Punjab Land Preservation Act, 1900 (PLPA). The scope of work further included drafting joint development agreement and ancillary transaction documents.
